New Short-Term Rental Rules

Denver is implementing new rules for short-term rental (STR) licenses which went into effect last week (4/8/2019). These include new insurance requirements, notification requirements for regular home or renter’s insurance carriers, notification requirements for those who live in a HOA, and a requirement to keep the Department of Excise and Licenses (EXL) apprised of their local responsible party. Additionally, EXL has a new enforcement mechanism that went into effect. Under the new “good cause” mechanism a STR license can be revoked or sanctioned, and an application for a new license can be denied if a rental property is found to be adversely affecting the public health, safety, or welfare of the immediate neighborhood in which the property is located.
